Most boards think a claim moves when they send more paper. It moves when the calendar says so. A board has been working at water loss with its carrier since spring. One small check, then the adjuster went quiet and nothing has moved in months. Now renewal is around the corner. There is a reason and it has nothing to do with the building.
So a claim investigation progresses as information is received, supporting documentation is produced,
as well as photos, witness statements, and other information that the adjuster needs
in order to determine coverage and liability, set the appropriate reserve, and settle the claim.
So do this. Look at the calendar now and work backwards.
If you want a decision this year, what you send has to be in front of them before the fourth quarter starts, not during it.
For the board, explaining that the carrier's calendar and the budget drive timing, not just
your merits, is the difference between why is this taking so long and here's the plan. The first gets
manager blamed, the second gets manager trusted. And if you own the building, your lender and your
partners are on a calendar too. Line them up with the carriers because only one of those calendars
is going to move. And if you own your home or house, the same calendar, a house claim that's
been sitting since spring often gets attention in the fourth quarter.
